Price per square foot (£/sqft) explained for UK property developers

Price per square foot (£/sqft) is the single most useful number in residential development appraisal. It strips size out of the conversation: a £450,000 four-bed and a £310,000 two-bed can be the same underlying market value once you divide by floor area — or wildly different ones. Developers who think in £/sqft can compare any comparable to any plot, in any area.

How to calculate it

Divide the sold price by the internal floor area:

£/sqft = sold price ÷ floor area (sqft)

Example: a house sold for £385,000 with 1,292 sqft of floor area = £298/sqft.

The catch in the UK: sold prices (HM Land Registry) don't come with floor areas. The floor area lives in a different public dataset — the EPC register, which records total floor area in square metres for almost every home that's been sold or let since 2008. Why £/sqft beats headline prices for developers

Five pitfalls to avoid

  1. Old sales at face value. A 2021 sale is not today's money. Index historic prices with the UK House Price Index before comparing.
  2. Mixing gross and net areas. EPC floor areas are internal areas; be consistent when you apply the rate to your own plots.
  3. Ignoring distance. £/sqft can move 20% across a mile. Weight closer comparables more heavily.
  4. Trusting single comps. One sale is an anecdote. Ranges built from dozens of weighted comparables — with a confidence score — are evidence.
  5. Outliers. £1 family transfers and data errors pollute averages; trim the extremes before you average anything.

What "good" looks like

A defensible £/sqft figure for a site appraisal is: local (right radius), current (HPI-indexed), size-aware (comparables near your planned floor areas weighted up), and honest (presented as a range with a confidence level, not a single false-precision number).
