Know the area before you move in.

Type a postcode or place. See the nearest schools and nurseries and whether places look tight, care homes and their ratings, transport, shops, parks and what homes sell for. Add a full postcode to check flood risk, broadband and power lines for the home's street. All on one page, free.

What's in the report

Will the kids get in?

The nurseries and primary and secondary schools nearest the postcode, with their Ofsted ratings and distances. We compare the places on offer with the number of young children living nearby, then say plainly whether places look tight, balanced or easy to find.

  • Care homes nearby and their CQC ratings, if you're moving closer to a parent.
  • Getting about: stations, bus stops and how far they are on foot.
  • Everyday life: supermarkets, shopping centres, fuel, GPs and pharmacies.
  • Time off: parks, the coast or countryside, landmarks, places to eat and things to do.
  • What homes cost: the local median sale price and how it moved over the last year.
  • The home's street: flood risk from rivers, the sea, surface water and groundwater, broadband speeds, and overhead power lines nearby, with questions to ask your surveyor.

Two scores, so you can compare areas

The area score rates the area out of 100 across every category, with each counted equally. It's useful for comparing two places side by side.

Your score uses the same numbers, weighted by what you told us matters. A family with a toddler and a retired couple can look at the same street and see different results.

What this is, and what it isn't

It's a quick, honest read of an area from open data: what's nearby, how it's rated and what homes sell for. It isn't a survey, a valuation or a legal search. It hasn't looked at any particular house and it can't promise a school place. Use it to shortlist areas, then use your surveyor, conveyancer and the local council for the decisions that need them.

Questions

Is it really free?

Yes. You don't need an account or an email address. The report appears on this page, and you can share it with a link or save it as a PDF.

Will my child get a place at the nearest school or nursery?

We can't promise that. The report shows whether places look tight compared with the number of local children. School admissions depend on each school's own criteria, so check with the council and the school before you commit.

Is the score a valuation?

No. The price figures describe recent sales in the area, not what any particular home is worth. For that, you need a RICS surveyor or valuer.

Where does the data come from?

From public sources such as Ofsted, the CQC, the Office for National Statistics, HM Land Registry and OpenStreetMap. Every report lists the exact sources it used, their licences and their dates.

Which areas does it cover?

It works best in England. Nursery, school and care-home ratings come from Ofsted and the CQC, which inspect in England only, so results elsewhere in the UK may be thinner.

Do you keep what I search for?

We don't ask who you are, and the report isn't saved to an account. See our privacy notice for how the site handles data.
