Terms of service

Threshold is operated by Hayes James ("we", "us"). Last updated 21 July 2026. By subscribing to or using Threshold you agree to these terms.

1. What Threshold is

Threshold is a site-appraisal and market-screening tool for property developers. It turns official public data into comparable evidence, indicative pricing and residual land appraisals to help you decide which sites to pursue and what to bid.

2. What Threshold is not

All predictions, appraisals, bed-gap figures and sales-rate estimates are statistical estimates for screening purposes. They are not RICS Red Book valuations, not USPAP appraisals, not financial or investment advice, and not bid recommendations. They do not replace a formal valuation, a licensed appraiser, professional due diligence or legal advice. You remain responsible for your own investment and development decisions.

3. Business use

Threshold is sold and licensed for business use, to property developers and professionals acting in the course of a business. It is not intended for consumer use. Where you are a consumer under applicable law, nothing in these terms removes your statutory rights.

4. Accounts and seats

Each subscription grants a stated number of user seats. Logins are personal — please don't share credentials outside your seat allowance. You're responsible for activity under your account and for keeping your password secure. We may suspend accounts being shared beyond their seat count, after telling you first.

5. Free trial

Trials run for 7 days, require no payment card, and end automatically. No charge is made and nothing renews unless you actively choose to subscribe.

6. Pricing, payment and renewal

Subscriptions are billed monthly in advance through our payment provider, Stripe. We never see or store your full card details. Prices are shown on our pricing pages and include the applicable currency; taxes may be added where required. Subscriptions renew monthly until cancelled. Day and week passes are one-off purchases and do not renew.

If we change prices, existing subscribers will be told before the change takes effect and may cancel rather than accept it.

7. 14-day money-back guarantee

If Threshold isn't right for you, email us within 14 days of a payment and we'll refund that payment in full. No conditions attached. Email sales@jameshayesconsulting.com from your account address and we'll process it back to your original payment method.

This guarantee is offered in addition to — and never in place of — any statutory cancellation or refund rights you may have under the law of your own country.

8. Cancellation

You can cancel at any time. Your subscription then runs to the end of the period you've already paid for and does not renew. We don't tie you into a minimum term.

9. Acceptable use

Please don't: resell or redistribute Threshold's outputs as a competing data product; scrape, bulk-extract or systematically download the service; attempt to breach or probe its security; or use it unlawfully. Exports (such as PDF appraisals) are for you and your clients, lenders and professional advisers — that use is fine and expected.

10. Data

The underlying property data comes from official open datasets and is used under their own licences (in the UK, the Open Government Licence). Your account data, saved sites and searches belong to you; we don't sell or share them. See our privacy & data policy.

11. Availability

We work to keep Threshold available and accurate, but we don't guarantee uninterrupted service, and source datasets are published by third parties on their own schedules and may contain errors or gaps. We may update, improve or change features over time.

12. Liability

Given Threshold provides screening estimates rather than valuations, and to the extent permitted by law, we are not liable for indirect or consequential loss, or for lost profit, lost opportunity or losses arising from development or investment decisions taken in reliance on its outputs. Our total liability in any 12-month period is limited to the amount you paid us in that period. Nothing here limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited.

13. Changes to these terms

We may update these terms. If a change materially affects you, we'll tell you before it takes effect. Continuing to use Threshold after that means you accept the updated terms.

14. Governing law

These terms are governed by the law of England and Wales, with the non-exclusive jurisdiction of its courts. If you're a consumer, you keep the benefit of any mandatory protections of the country you live in.
