What is Threshold?

A site appraisal tool for developers. Drop a pin anywhere in England & Wales and you get sold comparables, achievable sale prices and the maximum you can bid for the land — in under 60 seconds.

Where does the data come from?

Official open data only: HM Land Registry Price Paid, EPC floor areas, ONS population data and the UK House Price Index. We never scrape property portals — every comparable is a real recorded sale.

Is this a formal valuation?

No. Threshold is a screening and appraisal tool, not a RICS Red Book valuation. It's built to help you decide which sites are worth pursuing and what to bid — not to replace a formal valuation for lending or statutory purposes.

How accurate is it?

We hold 4.68 million sold records, 94.3% of them matched to verified floor areas. Every prediction comes as a range with an honest confidence score — where the local evidence is thin, we tell you, rather than inventing false precision.

What areas do you cover?

England & Wales, in full.

Which sectors?

Residential land and new build, care homes and later living, and early-years nurseries. Each is a separate subscription — see pricing.

How current is the data?

Refreshed monthly from the official sources, and sale prices are indexed to today's values.

Does it work on my phone?

Yes — fully. Drop a pin while standing on the site and export from the field.

Can I export an appraisal?

Yes. One click produces a lender-ready PDF with the evidence and disclaimers included.

What does it cost?

Solo £99/month for one user, Team £249/month for up to five (+£39/user beyond that). Day passes (£29) and week passes (£59) are available if you only need us occasionally.

Do I need a card for the trial?

No. The 7-day trial needs no card and no commitment.

Can I get a refund?

Yes — we offer a 14-day money-back guarantee. If Threshold isn't right for you, email us within 14 days of payment and we'll refund it in full. Subscriptions are monthly — cancel anytime and they won't renew. See our terms.
